The Difference Between a Comparative Market Analysis and an Appraisal

It can be difficult for sellers to distinguish between two methods of finding the value of their home: a Comparative Market Analysis (CMA) and a home appraisal. Though they share many similarities, there are key differences in how the two approaches ultimately arrive at a listing price for your home.

Comparative Market Analysis (CMA)

A CMA is conducted by an agent using their knowledge of the local market in conjunction with information available to them on the multiple listing service (MLS), which contains data on sold homes and market trends. A CMA helps to price the home more accurately, keeping the property competitive in the current market. For those who are thinking of selling their home For Sale By Owner (FSBO), it’s worth noting that you will not be able to conduct a CMA on your own, since, among other things, access to the MLS is exclusive to real estate agents.

Your agent’s analysis accounts for the various factors that influence home prices to arrive at an accurate estimate of your home’s value. A CMA compares your home to others in your area that have either recently sold, are currently on the market, or had previously listed but have since expired, typically using data from the past three-to-six months. Comparable homes, or “comps,” are homes whose characteristics are similar to your own, such as the housing type, condition, and the square footage and property size. A thorough CMA will provide information on what homes in your area are selling for, how long they were on the market, and the difference between their listing and sold price, and will list a low, median, and high selling price for your home.

Appraisal

The main difference between an appraisal and a CMA is the personnel involved. Whereas a CMA is conducted by a real estate agent, an appraisal is carried out by a licensed appraiser on behalf of the bank. Once a buyer applies for a loan to purchase your home, the bank will order an appraisal of the property. Though appraisers use methods of comparison similar to an agent’s CMA, unlike a real estate agent, bank appraisers have no vested interest in the sale of the home. The goal of an appraiser’s visit is to determine your home’s fair market value to ensure that the bank isn’t lending more money to the buyer than needed.

Improving your curb appeal helps to make the most of a buyer’s first glance and sets the stage for their interest in purchasing your home. The following projects are simple and inexpensive ways to enhance both your home’s first impression and its value.

Find a New Home in Four Steps

Whether you’re a first-time homebuyer or a current owner looking for a bigger home, the ideas below will help you better navigate that all-important first step: Finding a property that you like (and can afford).

The search for a new home always starts out with a lot of excitement. But if you haven’t prepared, frustration can soon set in, especially in a competitive real estate market. The biggest mistake is jumping into a search unfocused, just hoping to “see what’s available.” Instead, we recommend you first take some time to work through the four steps below.

Step 1: Talk to your agent

Even if you’re just thinking about buying or selling a house, start by consulting your real estate agent. An agent can give you an up-to-the-minute summary of the current real estate market, as well as mortgage industry trends. They can also put you in touch with all the best resources and educate you about next steps, plus much more. Step 2: Decide how much home you can afford

Buying a home is one of the most significant financial and emotional purchases of a person’s life. That’s why it is so important to find an agent that can not only help you navigate the home search process but one who can also answer your questions and represent your needs from start to finish. Most importantly, your agent should care about your happiness and ensuring that you find the home that best fits your needs.

Here are some qualities to consider when selecting a real estate agent:

  1. Likable. More than likely, you will be spending a lot of time with your agent, so look for someone that you enjoy interacting with.
  2. Trustworthy. One of the best ways to find an agent who you feel you can trust is to ask friends and family for a referral. Another way to do this is to interview different agents and ask for client references.
  3. Effective listener. While your agent can’t read your mind, they should be able to make educated recommendations and offer advice by listening closely to your needs. Make sure you talk to your agent about your priorities, what types of features appeal to you, as well as any factors that could be deal breakers. This will arm your agent with everything they need to help find you the perfect home.
  4. Qualified and experienced. Make sure your agent has the qualifications and experience to meet your specific needs. You have many tough choices to make as you start looking for the home of your dreams and prepare to make one of the largest financial decisions of your life. Finding the right agent to represent you shouldn’t add to your worries. I’ve met a few real estate agents over the years and here are 5 tips to help you find a great one.

    1. Ask your friends and neighbors. Most consumers find their agents’ through referrals from those close to them. You’ll get real world references (good and bad) from the people you trust.
    2. Search your online networks. Search for real estate agents within your professional network on LinkedIn.com. LinkedIn can show you the agents who are 2nd and 3rd degree connections within your network. LinkedIn will even show you the agent’s resume and recommendations, mutual connections and offer to introduce you.
    3. Search local listings. Spend some time looking at homes similar to the one you wish to purchase or plan to sell on your favorite real estate website. Which agents are posting the best photos and doing the best to represent homes through their marketing efforts? Which agents are the most active in the area?
    4. Search Yelp. Yelp.com started as a place where people could write reviews and rate restaurants and bars. Today, Yelp has become the one-stop site for reviews of local businesses and professionals. Take a look at the highest rated agents in your area and read what your neighbors have to say about their service.
    5. When in doubt, Google it. When you’ve narrowed your search down to a list of possible agents start typing their names into Google. Google is a quick and easy way to see how active an agent is in the online world. If your agent has a common name include location or company search terms as well. You’ll be able to see any blogging or community activities they are involved in. You will also be able to see how active they are on real estate sites like Zillow and Trulia. Working with an agent who is active online benefits you because they are more likely to have larger networks and a greater reach with marketing efforts.

As a seller today you are faced with a challenge when it comes to selling your home for a fair price and getting it done in a reasonable amount of time. Even though inventory is lower than it was five months ago, we are still looking at about 9 months of inventory in many areas. This large amount of inventory indicates there is a lot of competition out there to attract the right buyer.

We all know there are more than five steps involved when it comes to selling your home. We asked a few of our Windermere agents what advice they would give a seller today if selling your home came down to just five key things.

Selling Your Home? Go Through This Safety Checklist With Your Real Estate Agent

Selling your home can be stressful for many reasons. Not only are you trying to get the best financial return on your investment, but you might also be working on a tight deadline. There’s also the pressure to keep your home clean and organized at all times for prospective buyers.  One thing you can be sure of when selling your home is that there will be strangers entering your space, so it’s important for you and your agent to take certain safety precautions.
  • Go through your medicine cabinets and remove all prescription medications.
  • Remove or lock up precious belongings and personal information. You will want to store your jewelry, family heirlooms, and personal/financial information in a secure location to keep them from getting displaced or stolen.
  • Remove family photos. We recommend removing your family photos during the staging process so potential buyers can see themselves living in the home. It’s also a good way to protect your privacy.
  • Check your windows and doors for secure closings before and after showings. If someone is looking to get back into your home following a showing or an open house, they will look for weak locks or they might unlock a window or door.
  • Consider extra security measures such as an alarm system or other monitoring tools like cameras.
  • Don’t show your own home! If someone you don’t know walks up to your home asking for a showing, don’t let them in. You want to have an agent present to show your home at all times. Agents should have screening precautions to keep you and them safe from potential danger.

Talk to your agent about the following safety precautions:

  • Do a walk-through with your agent to make sure you have identified everything that needs to be removed or secured, such as medications, belongings, and photos.
  • Go over your agent’s screening process:
    • Phone screening prior to showing the home
    • Process for identifying and qualifying buyers for showings
    • Their personal safety during showings and open houses
  • Lockboxes to secure your keys for showings should be up to date. Electronic lockboxes actually track who has had access to your home.
  • Work with your agent on an open house checklist:
    • Do they collect contact information of everyone entering the home?
    • Do they work with a partner to ensure their personal safety?
  • Go through your home’s entrances and exits and share important household information so your agent can advise how to secure your property while it’s on the market.
