Here’s Your Spring Maintenance Checklist

Now that spring has sprung, let’s clear the cobwebs and get your home ready! Here is our quick guide to spring home maintenance:

Inspection top to bottom: Now that the weather is temperate you will want to check on how your home weathered the winter. Check the roof for leaks, the gutters for damage, and the siding for cracks. You will also want to inspect your basement or foundation for any shifts. Make repairs now to prevent further damage.

Clean out the gutters: April showers bring May flowers… so clear out the gutters to keep rain from pooling on your roof or near your foundation.

Pest control: Spring is mating season for eight legged critters, so sweep out cobwebs, clear debris, and check the nooks and crannies. If you live in an area prone to dangerous species like brown recluse or black widows, you may want to contact your local pest control, but otherwise household spiders do help eliminate other bugs.

HVAC system: If you have an air conditioner now is the time to check to make sure it is ready before summer gets here and everyone else is clamoring for maintenance. Now is a good time to check your home air filters and replace or upgrade to keep allergens at bay.

Clear the clutter: Do a sweep around the house and get rid of junk that you don’t use! Take a little time each week to tackle a room. Closets, playrooms, and basements can be especially daunting, but getting rid of old stuff and refreshing your space will go a long way!

Deep clean: On a nice day open the windows, dust, wipe, scrub, and clean. You will get a nice work out and your home will look and feel so fresh after a winter of being cooped up.

Update your décor: Add a splash of color to your home with small embellishments. Add a colorful vase, a lighter throw for your sofa, pretty pastel pillows, or spring-time candles, to upgrade your living space.

Take it outdoors: Let your throw rugs, curtains, and other tapestries air our outside. Shake off the dust, spot clean what you can and let everything bask in the sun for an afternoon.

Don’t forget the back yard: It may not be time to start up the grill, yet, but you can get started on your outdoor entertaining checklist. Check your lawn, and if you have some spare spots start filling in with seed. Check your outdoor plants, prune, plant bulbs, start to replenish soil for your garden, and mow, so you are ready to start when the season allows.

Speaking of the grill – if you have a gas grill you will want to pull this out and perform a maintenance check. Clean everything up and check to make sure all the gas lines are clear, as these can get clogged after sitting idle all winter. Make sure the grill is clear of spiders too, as they can build webs in the tubes, causing damage to your grill. You can start to bring out your garden furniture too, or clean it up if you left it covered outside all winter. Because before you know it, it’ll be barbecue season!

Indoor Air Quality Basics

Most of us tend to think of air pollution as something that occurs outdoors where car exhaust and factory fumes proliferate, but there’s such a thing as indoor air pollution, too.  Since the 1950s, the number of synthetic chemicals used in products for the home has increased drastically, while at the same time, homes have become much tighter and better insulated. As a result, the EPA estimates that indoor pollutants today are anywhere from five to 70 times higher than pollutants in outside air.

Luckily, there are many ways to reduce indoor air pollution. We all know that buying organic and natural home materials and cleaning supplies can improve the air quality in our homes, but there are several other measures you can take as well.

How pollutants get into our homes

Potentially toxic ingredients are found in many materials throughout the home, and they leach out into the air as Volatile Organic Compounds, or VOCs. If you open a can of paint, you can probably smell those VOCs. The “new car smell” is another example of this. The smell seems to dissipate after a while, but VOCs can actually “off-gas” for a long time, even after a noticeable smell is gone.

We all know to use paint and glue in a well-ventilated room, but there are many other materials that don’t come with that warning. For instance, there are chemicals, such as formaldehyde, in the resin used to make most cabinets and plywood particle board. It’s also in wall paneling and closet shelves, and in certain wood finishes used on cabinets and furniture. The problems aren’t just with wood, either. Fabrics—everything from draperies to upholstery, bedding, and carpets—are a potent source of VOCs.

The good news about VOCs is that they do dissipate with time. For that reason, the highest levels of VOCs are usually found in new homes or remodels. If you are concerned about VOCs, there are several products you can buy that are either low- or no-VOC. You can also have your home professionally tested.

How to reduce VOCs in your home

Make smart choices in building materials.

  • For floors, use tile or solid wood—hardwood, bamboo, or cork – instead of composites.
  • Instead of using pressed particle board or indoor plywood, choose solid wood or outdoor-quality plywood that uses a less toxic form of formaldehyde.
  • Choose low-VOC or VOC-free paints and finishes.

Purify the air that’s there.

  • Make sure your rooms have adequate ventilation, and air out newly renovated or refurnished areas for at least a week, if possible.
  • Clean ductwork and furnace filters regularly.
  • Install air cleaners if needed.
  • Use only environmentally responsible cleaning chemicals.
  • Plants can help clean the air: good nonpoisonous options include bamboo palm, lady palm, parlor palm, and moth orchids.
  • Air out freshly dry-cleaned clothes or choose a “green” cleaner.

Fight the carpet demons.

  • Choose “Green Label” carpeting or a natural fiber such as wool or sisal.
  • Use nails instead of glue to secure carpet.
  • Install carpet LAST after completing painting, wall coverings and other high-VOC processes.
  • Air out newly carpeted areas before using.
  • Use a HEPA vacuum or a central vac system that vents outdoors.

Prevent Mold.

  • Clean up water leaks fast.
  • Use dehumidifiers, if necessary, to keep humidity below 60 percent.
  • Don’t carpet rooms that stay damp.
  • Insulate pipes, crawl spaces, and windows to eliminate condensation.
  • Kill mold before it gets a grip with one-half cup of bleach per gallon of water.

Five Reasons You Need Renters Insurance

It might be tempting as a renter to think that you don’t need an insurance policy if you’re renting an apartment or home, but not having one could cost you more than you think. A 2016 poll by the Insurance Information Institute found that only 41 percent of renters have their own renters insurance policy. Here are a few reasons why it’s important to have your own insurance policy as a renter.

  1. To cover your belongings.

In the event that a fire, break-in or other incident occurs that results in the damage or loss of your personal belongings, your landlord’s insurance policy will not pay for their replacement. Consider how much it could cost to replace your clothes, furniture, electronics and other household items. In order to make sure you have the coverage to replace your lost items, it’s critical to have your own renters insurance policy.

  1. To cover people who come to your residence.

If someone were to visit your home and become injured, you could be held liable for their injury and any related medical bills and costs. Having renters insurance helps protect you against this liability, and can help pay for legal expenses in addition to medical bills.

  1. To cover things that might be stolen outside of your home.

Your renters insurance may actually help cover you in incidents that happen away from your home. For example, if some of your personal belongings are stolen from your vehicle, it is unlikely that your auto insurance will cover the theft. However, it’s much more likely that your renters insurance will cover it.

  1. Your landlord might require it.

Agreeing to purchase a rental policy might be a requirement of your landlord. But even if it isn’t, having renter insurance may help your rental application get accepted and it helps show your landlord that you’re a responsible renter.

  1. It won’t break the bank.

Rental policies are usually pretty inexpensive. According to the National Association of Insurance Commissioners, the average rental insurance policy costs $190 per year. That amounts to less than $16 per month.

6 Clever Ways to Disguise Trash Bins

You probably don’t give much thought to your garbage cans, other than remembering to put them out on the right day. But we all have to store our trash and recycling bins somewhere, and doing so can be a challenge on a smaller property, especially if you don’t want them to be an eyesore. If you’re struggling to find a stylish way to store your bins, check out these smart and inspiring ideas. Now, is it black or green bin day this week?

Choose a screen. The curved screen in the corner of this courtyard is an attractive feature in its own right, thanks to the decorative cutwork pattern, and offers an elegant way to hide ugly plastic bins from view.

By using a screen like this, you can section off as much of the garden as you need — to store bikes or garden equipment as well as bins. To blend in the structure even further, you could grow climbers up and over the screen or along the wall behind.

Create a brick shelter. Built in red brick to match the house, and tiled with slate, this practical storage area blends with the property’s exterior and actually enhances the space with its character and interest. The look is mirrored in the raised bed at the front of the drive for a coordinated finish.

Make it part of the garden. The aim of this front garden design was to create a wildlife haven, and rather than see the bins as an unsightly obstacle to be hidden away, the owners decided to make them integral to the design.

They created a sturdy wooden structure with a living roof that works as an extension of the garden and is planted with wildlife-friendly flowers and foliage.

Design it into an outbuilding. In a larger space, an open-sided outbuilding like this one is ideal for storing and hiding bins. It’s painted a heritage shade and is partly screened in front with evergreen topiary to create a visually appealing feature — a great way to smarten up a drab drive.

This idea would complement a traditional or cottage exterior, but if your style is more contemporary than country, you could choose a sleeker style, or paint it a darker shade to tie in with the exterior of your home.

Tuck it into a border. Can you spot the trash bins on this drive? They’re neatly tucked away in the wooden box to the left of this image, and the impact of the structure has been much reduced by positioning it in a decorative floral border and planting low standard trees right alongside it.

The structure also has a green roof planted with succulents to further disguise the box and make it as visually appealing as possible.

Build a clever storage wall. If space is limited, why not make your recycling containers work extra hard by turning their storage area into a boundary wall, as these smart homeowners have. This neat wooden shelter screens the bins from the road while creating a clean, contemporary-style wall.

6 Ways to Personalize a White Kitchen

White-on-white kitchens have been a classic look for many years. Why does this trend endure? For starters, white connotes cleanliness, makes small spaces appear larger, and brightens rooms that are naturally dark.

Although many all-white kitchens are just lovely, some can appear a bit stark or cold. To help clients warm up their white, I recommend a variety of strategies, such as mixing metals and adding contrasting paint, fabric or wood. Read on for inspiration for personalizing your white kitchen so that it stands out from the crowd.

1. Warm metal accents. Copper, bronze, brass and polished nickel are just a few of the metals that can warm up an all-white kitchen. The gold sconces above the window and the white pendant lights, with their subtle hint of gold, add warmth and a touch of luxury to this all-white kitchen.

2. Color and metal. Moving beyond metallics alone, a single contrasting color when combined with metals can create drama in a white kitchen. In this photo, a modern white kitchen intermingles black pendants and countertops with gold seating. This combination contributes to the room’s sleek contemporary look.

3. Wallpaper. I love wallpaper, especially in kitchens. Wallpaper can introduce color, movement and dimension to a white kitchen. When applied to a lone wall, wallpaper can create a dynamic focal point, as shown in this photo. The bright white cabinets and crisp white walls are softened by the shades of blue in the fish swimming on the side wall. This kitchen’s under-the-sea motif is enhanced by the blue tile on the back wall and the sea urchin-shaped pendant lights.

4. Colorful island. Wood-stained islands often appear in white kitchens because of the richness and contrast they bring. This kitchen shows a creative alternative, pairing a chartreuse island with a chartreuse Roman shade. Together they lend a whimsical, personalized feel. The popularity of condominiums with baby boomers and young professionals continues to surge. Condo sales are up 23 percent from 2013 with a medium price of $209,600 according to the National Association of Realtors. Many buyers are realizing that condominium homes can be a great way to enjoy the benefits of home ownership combined with extensive amenities and a low-maintenance lifestyle.

Increasingly, condos are not just for first-time homebuyers looking for a less expensive entry into the housing market. Empty-nesters and retirees are happy to give up mowing the lawn and painting the house. Busy professionals can experience luxury living knowing their home is safe and well-maintained while they are away on business.  If you are considering buying a condominium for a home, here are a few things you should know:

Condominium basics:

With condominiums, you own everything in your unit on your side of the walls. Individual owners hold title to the condominium unit only, not the land beneath the unit. All owners share title to the common areas: the grounds, lobby, halls, parking areas and other amenities. A homeowners’ association (HOA) usually manages the complex and collects a monthly fee from all condominium owners to pay for the operation and maintenance of the property. These fees may include such items as insurance, landscape, and grounds upkeep, pool maintenance, security, and administrative costs.

The owners of the units in a condominium are all automatic members of the condo association. The association is run by a volunteer Board of Directors, who manage the operations and upkeep of the property. A professional management company may also be involved in assisting the board in their decisions. The condo association also administers rules and regulations designed to ensure safety and maintain the value of your investment. Examples include whether or not pets are allowed and the hours of use for condominium facilities, such as pools and work-out rooms. Should a major expense occur, all owners are responsible for paying their fair share of the expense.

The pros and cons of condominium living:

The condominium lifestyle has many benefits, but condominium ownership isn’t for everyone. Part of it depends on your lifestyle. Condominium living may not be optimum for large families with active kids. The other factor is personal style. By necessity, condominium associations have a number of standardized rules. Cost: Condominium homes typically cost less than houses, so they’re a great choice for fist-time buyers. Autonomy: As a condominium owner, you are required to follow the laws of the associations. That means giving up a certain about of control and getting involved in the group decision-making process. Laws vary greatly from property to property, and some people may find certain rules too restrictive. If you long to paint your front door red or decorate your deck with tiki lanterns, condominium living might not be for you.

Things to consider when you decide to buy:

Condominium homes vary from intimate studios to eclectic lofts and luxury penthouses. The right condominium is the one that best fits your lifestyle. Here are a few questions to ask to determine which condominium is right for you.

How will you use it?

Will your condominium be your primary residence? A second home? An investment property? While a studio may be too small for a primary residence, it might be a perfect beachfront getaway. Also consider how your lifestyle may change over the next five to seven years. If you are close to retirement, you may want to have the option of turning a vacation condominium into your permanent home.

Where would you like to live?

Some people love the excitement and sophistication of urban living. Others dream of skiing every weekend. Whether it’s the sound of the surf or the lure of the golf course, a condominium home affords you the ability to live a carefree lifestyle in virtually any setting.

What amenities are most important to you?

What are your specific needs?

How long should they last? The life span of your household components

Nothing in life lasts forever – and the same can be said for your home. From the roof to the furnace, every component of your home has a life span, so it’s a good idea to know approximately how many years of service you can expect from them. This information can help when buying or selling your home, budgeting for improvements, and deciding between repairing or replacing when problems arise.

According to a National Association of Home Builders (NAHB) study, the average life expectancy of some home components has decreased over the past few decades.  (This might explain why you’re on your third washing machine while Grandma still has the same indestructible model you remember from childhood.) But the good news is the life span of many other items has actually increased in recent years.

Here’s a look at the average life spans of some common home components (courtesy of NAHB).

Appliances. Of all home components, appliances have the widest variation in life spans. These are averages for all brands and models, and may represent the point which replacing is more cost-effective than repairing. Among major appliances, gas ranges have the longest life expectancy, at about 15 years. Electric ranges, standard-size refrigerators, and clothes dryers last about 13 years, while garbage disposals grind away for about 10 years. Dishwashers, microwave ovens, and mini-refrigerators can all be expected to last about nine years. For furnaces, expect a life span of about 15 years for electric, 18 for gas, and 20 for oil-burning models. Central air-conditioning systems generally beat the heat for 10 to 15 years.

Kitchen & Bath. Countertops of wood, tile, and natural stone will last a lifetime, while cultured marble will last about 20 years. The life span of laminate countertops depends greatly on use and can be 20 years or longer. Kitchen faucets generally last about 15 years.  An enamel-coated steel sink will last five to 10 years; stainless will last at least 30 years; and slate, granite, soapstone, and copper should endure 100 years or longer. Toilets, on average, can serve at least 50 years (parts such as the flush assembly and seat will likely need replacing), and bathroom faucets tend to last about 20 years.

Flooring. Natural flooring materials provide longevity as well as beauty: Wood, marble, slate, and granite should all last 100 years or longer, and tile, 74 to 100 years. Laminate products will survive 15 to 25 years, linoleum about 25 years, and vinyl should endure for about 50 years. Carpet will last eight to 10 years on average, depending on use and maintenance.

Siding, Roofing, Windows. Brick siding normally lasts 100 years or longer, aluminum siding about 80 years, and stucco about 25 years. The life span of wood siding varies dramatically – anywhere from 10 to 100 years – depending on the climate and level of maintenance. For roofs, slate or tile will last about 50 years, wood shingles can endure 25 to 30 years, metal will last about 25 years, and asphalts got you covered for about 20 years. Unclad wood windows will last 30 years or longer, aluminum will last 15 to 20 years, and vinyl windows should keep their seals for 15 to 20 years.

Of course, none of these averages matter if you have a roof that was improperly installed or a dishwasher that was a lemon right off the assembly line. In these cases, early replacement may be the best choice. Conversely, many household components will last longer than you need them to, as we often replace fully functional items for cosmetic reasons, out of a desire for more modern features, or as a part of a quest to be more energy efficient.

Are extended warranties warranted?

Extended warranties, also known as service contracts or service agreements, are sold for all types of household items, from appliances to electronics. They cover service calls and repairs for a specified time beyond the manufacturer’s standard warranty. Essentially, warranty providers (manufacturers, retailers, and outside companies) are betting that a product will be problem-free in the first years of operation, while the consumer who purchases a warranty is betting against reliability.

Warranty providers make a lot of money on extended warranties, and Consumers Union, which publishes Consumer Reports, advises against purchasing them.  You will have to consider whether the cost is worth it to you; for some, it brings a much needed peace of mind when making such a large purchase. Also, consider if it the cost outweighs the value of the item; in some cases it may be less expensive to just replace a broken appliance than pay for insurance or a warranty.

In the market to buy a home? Make a list and check it twice.

Are you thinking of buying a home, and you aren’t sure exactly where to start? Here is a checklist to help you get ready to make your home dreams come true:

Decide where you want to live! Are you where you want to be? Generally, you will want to plan on staying in your home for at least 5-7 years in order for you investment to pay off, so it’s important to look at homes in an area that will meet your needs over the long term.

Explore the market. Once you know where you will be looking for homes, you can start to explore. Get to know the neighborhoods, the school districts, the local businesses, and community amenities.

Make a list of what you need and want. Create a list of the things in a home that are most important to you. Like the number of bedrooms/bathrooms, home features, commute times, etc. Then make a list of things that you would like to have, but aren’t as important, such as a fireplace, a large back yard, or a pool. It may help you to create a Pinterest board with your favorite home features that you can share with your agent when you’re ready to start looking.

Search for comparable houses in your market. Once you know where you’d like to buy and what type of house you’re looking for, you can start to realistically assess how much it will cost. Use an online search tool like windermere.com to see what’s for sale in your preferred neighborhood(s) and the value of the homes.

Take a good look at your finances. Once you have an idea of what homes cost, you can start figuring out how much money you need for a down payment, monthly mortgage payments, property taxes, etc. Make sure to check your credit score to ensure that everything is in order before applying for a home loan.

Develop your financial plan. Determine how much you need to save for your down payment and create a plan and timeline to achieve this goal. Outstanding debt can drag down your credit score, so make sure that paying down debt is a part of your plan.

Find a real estate agent! Once you’ve met your financial goals, it’s time to find a real estate agent. The best place to start is by asking friends and family for a referral. You can also search on real estate websites, like windermere.com, to find an agent that specializes in the area you are looking to live.

Get pre-approved for your home loan. Your agent should be able to refer you to a mortgage representative who can assist with the financing of your new home. The first step is to get pre-approved so that you know exactly how much home you can afford. Not only does this allow you to refine your home search, but it can also give you a competitive advantage when there are multiple buyers bidding on the same property.

Start shopping! This process involves everything from searching for homes online to visiting open houses on the weekends. But perhaps the most important part of this process is going on a good-old-fashioned home tour with your real estate agent. Looking for homes online lets you search more efficiently, but there’s nothing like seeing the home – and its surroundings – first hand.

The bidding process. The bidding process differs from region to region and season to season, but ultimately you should look to your agent to help you develop a plan based on your priorities and financial abilities. Depending on the market where you’re buying, there could be multiple buyers bidding for the same home, so it’s a good idea to have a well thought out strategy ahead of time.

Offer acceptance & earnest money. Once a seller accepts your offer you are required to put down an earnest money deposit to show that you are committed to purchasing the house. This money is held jointly by the seller and the buyer in a trust or escrow account. The earnest money goes towards your down payment and closing costs upon the closing of the home sale.

Home inspection. Most home sales are pending until a home inspection is completed. This is when a home inspector checks the condition of a home, such as the foundation, roof, windows, insulation, electrical, and heating components. If a home inspection turns up the need for repairs, it can end up being a tool for re-negotiations with the seller.

Home appraisal. This is an all-important step to getting the financing you need for your new home. An appraisal is performed to assess the true value of a home, which in turn, determines how much a lender is willing to give you to buy it. Appraisals protect banks from getting stuck with property that’s worth less than they’ve invested. And it protects you from paying too much for a house simply because it was love at first sight.

Design Trends That Sell New Homes

Are you drawn to new construction homes? As a homeowner, do you ever wonder what design trends are most appealing to buyers? Well, at the Windermere Builder Solutions breakfast yesterday, agents from throughout the Seattle area came together to discuss the features and trends that are drawing buyers to new homes.

The highlight of the breakfast was a presentation by the Macadam Floor and Design Center.  Located in Kirkland, Washington, they specialize in providing flooring and interior design materials, as well as installation, design, and project management assistance to the construction industry and other professionals. They walked the group through the five reasons buyers are drawn to new construction homes.

4. Being the first to live in the home.

5. Getting to live in a newly developed neighborhood.

So, what’s new in the design trend sphere? Right now it’s all about texture and simplifying. Say goodbye to bold, busy styles and trade them in for the natural, classy look with muted tones. Your color pallet should be moving away from the golden beige and heading towards the warm grey (and pastels).

Here are some key trends to follow:

Wallpaper – We know what you’re thinking, wallpaper is so 80s, right? Actually, wallpaper today is much more sophisticated and can add texture to highlight walls, powder rooms, or dining rooms. Wherever you decide to put it, make sure it fits the ambiance of the room.

Counter Tops – Whether it’s in your kitchen or master bathroom, white is all the rage right now. Here’s a tip we picked up: you might love the look of marble, but it’s not very practical because it’s susceptible to staining, scratching, and etching. Quartz allows for the same chic look that marble has without all the hassle. Want to be über modern? Invest in a waterfall kitchen island where the counter top comes down on both sides to meet the floor.

Architecture Elements – Open concept floor plans are opening up even more if you can believe it. People are shedding their walls and opting for rooms that are defined by posts, adding bigger kitchens and living spaces, and even floating stairs. Some even refer to them as “super rooms” because these spaces are so multi-purpose. This will make your home feel less cramped and fresher. Curl up to a full-height fireplace for added effect.

Tile – Think big. In fact, the bigger the tiles, the better. Format tiles, which are as large as 24 by 48 inches, are a popular choice for bathroom floors, as are wood plank tiles. Subway, glass, and metallic tile looks are also “in” in all styles of homes.

Mud Rooms – These “throw back” multi-use rooms are gaining more and more momentum in modern day homes. Since they serve as a point of entry, you can count on guests seeing them, so “snazzy” is how they should be described rather than “drop and go.” There is a high demand for ones that also include a washer/dryer and extra storage.

According to the experts from Macadam Floor and Design Center, when people aren’t building their homes from the ground up, they are upgrading. The average amount that people tend to spend on an upgraded room is $20,000 – although that varies greatly depending on the room and budget. Relatively simple things, like adding a wine room in the cellar, a “Wok” kitchen, or a stand-alone bathtub in the master suite are great ways to keep your house up to date. What’s next for you?

The inspection lets you know if the house has any major issues and how well it has been maintained. Remember, no house is perfect. When the inspection is concluded and any loose ends resolved, you “close” on the home.
