Here’s Your Fall Home Maintenance Checklist:

Fall is an ideal time to tackle maintenance projects both inside and outside. Here are a few ideas to get you started:

Gutters top to bottom: Water in the wrong spots can do a lot of damage. Start by ensuring that gutters downspouts are doing their job. (Don’t attempt this task yourself if you have a two-story house with a steep roof; hire a professional instead.) If your home is surrounded by deciduous trees you may need to clean out your gutters a few times a year, especially in the fall. Check to make sure your gutters are flush with the roof and attached securely, repairing any areas that sag or where the water collects and overflows. Clean out the gutters and downspouts, checking that outlet strainers are in good shape, and are firmly in place. Finally, check that your downspouts direct water away from your house, not straight along the foundation.

If you haven’t already, you may want to consider installing gutter guards. Gutter guards create a barrier so water can get through to your gutters, but debris cannot, limiting gutter buildup (and the time you spend cleaning out your gutters). There are DIY installation kits available or you can always hire a professional to install a gutter guard system.

If you have a sump pump under your house, now is a good time to test it. Run a hose to be sure draining water travels directly to the pump (dig small trenches if needed), and that the pump removes the water efficiently and expels it well away from the foundation. Check for leaks: The best opportunity to catch leaks is the first heavy rain after a long dry spell, when roofing materials are contracted. Check the underside of the roof, looking for moisture on joints or insulation. Mark any spots that you find and then hire a roofing specialist to repair these leaks. What you don’t want to do is wait for leaks to show up on your ceiling. By then, insulation and sheet rock have been damaged and you could have a mold problem too.

Don’t forget the basement. Check your foundation for cracks, erosion, plants growing inside, broken windows, and gaps in window and door weathering.  Make sure to properly seal any leaks while the weather is nice. This will ensure materials dry properly.

Pest Prevention: Rodents are determined and opportunistic, and they can do tremendous amounts of property damage (and endanger your family’s health). As temperatures cool, take measures to prevent roof rats and other critters from moving in. Branches that touch your house and overhang your roof are convenient on-ramps for invaders, so trip back branches so they’re at least four feet from the house. If you do hear scuttling overhead or discover rodent droppings in your attic, crawl space or basement, take immediate action. Maintain your heating and cooling systems: Preventative maintenance is especially crucial for your home’s heating and air-conditioning systems. Fall is a smart time to have your systems checked and tuned up if necessary. Don’t wait for extreme temperatures to arrive, when service companies are slammed with emergency calls. Between tune-ups, keeps your system performing optimally by cleaning and/or replacing air filters as needed.

If you have a wood-burning fireplace, a professional inspection and cleaning will help prevent potentially lethal chimney fires and carbon monoxide poisoning. Even if you don’t use your fireplace often, always keep a supply of dry firewood or sawdust-composite logs so you have a backup heat source in an emergency.

Insulate & seal: Insulating your home is a cost-efficient investment, whether you’re trying to keep the interior warm in the winter or cool in the summer. Aside from more major improvements like energy-efficient windows and insulation, there are some quick fixes that do-it-yourselfers can tackle. If an exterior door doesn’t have a snug seal when closed, replace the weather stripping; self-adhesive foam stripping is much simpler to install than traditional vinyl stripping. If there is a gap under the door (which can happen over time as a house settles), you may need to realign the door and replace the vinyl door bottom and/or door sweep. Air also sneaks inside through electrical outlets and light switches on exterior walls. Dye-cut foam outlet seals placed behind the wall plates are a quick and inexpensive solution.

Make Your Home Safe for the Holidays

With all the cheer and celebration at this time of year, it’s hard to believe anything bad could happen. However, statistics show there’s a significant increase in home-related accidents, fires, and burglaries around the holidays. To protect your family, friends and property, heed these six suggestions:

  1. Keep walkways, driveways and decks free of slippery ice or moss.
  2. Have your fireplace professionally cleaned, and only use one artificial log at a time.
  3. Check the batteries in all smoke detectors and make sure a working fire extinguisher is located on every floor, as well as the kitchen and garage.
  4. Snuff out any candles before leaving the room (even for a short while), and make sure to always keep them in short holders with wide bases so they don’t fall over.
  5. For holiday lights: Only use outdoor lights / extension cords in the outdoors, and plug them into GFCI protected outlets; make sure all lights are UL-approved; know that the smaller bulbs are safer; never leave them on when you’re not home.
  6. Plug a few lamps and the TV or stereo into timers to make it appear someone is home while you’re away. Also, ask a neighbor to park their car in your driveway, pick up any mail and keep an eye out for any suspicious activity.

Make Your Move

Moving is stressful, whether it is across town or cross-country.  Once you have closed on your house, the reality of packing, moving, and setting up a new home can become overwhelming. While no list can make a move “stress-free”, planning ahead and staying organized can help make your move a little smoother.  Here is our list of tips:

Getting started:

· Once you know your prospective move date set up a quick timeline to make sure you can get all the important tasks done and ready in time for your move.

· Consider how much stuff you have by doing a home inventory. This can help you decide whether you need to hire movers to help you or if you will be managing your move on your own. Many moving companies supply inventory lists to help you assess the size of truck you will need.  You can use your list as double duty for insurance purposes later.

· As soon as you decide how you will be moving, make your reservations. In general, moving companies and truck rental services are over-booked at the beginning and very end of the month.  If you are planning on hiring a moving company, contact a few in your area for a price quote. To find companies ask your real estate agent, family, or friends, and consult online reviews.  It is also a good idea to request a quote and compare companies.

Preparing for your move:

· Moving is a great opportunity to get rid of clutter, junk, or outdated items. Set aside some time to sort through your closets, storage spaces, files, drawers, and more.  Go through cluttered areas and organize items by “keepers”, “give-aways” and “garbage”. You will have less to pack and an opportunity to update after you move. Contact a local nonprofit organization for your donations; some will arrange to pick up larger donations like furniture. If you have items of value, eBay or craigslist are good options.

· You will also need to change your address with each account you have. Here is a list to get your started:

· Employers

· Bank(s)

· Utilities (Electric, Water/Sewage, Oil/Gas)

Let the packing begin:

· Before you start packing, it may help to visualize where everything you have will go. Perhaps furniture will fit better in a different room? Consider the floor plan of your new home and figure out what will go where. This will aid in packing and labeling as you box everything up.

· Use a tool like floorplanner.com to plan where furniture and items will go.

· When it comes to packing you have some options. You can work with a service that provides reusable boxes for moving or you can reuse or purchase cardboard boxes.  Make sure you have enough boxes, packing tape, dark markers, and packing paper.

· Pack rooms according to your floor plan. Label boxes with contents and room. This will make it easier to unpack your home, knowing where everything is going.

· If you have to disassemble any of your furniture, make sure you keep all the parts and directions together.

· Make sure you set aside your necessities for the day you move. Being tired and unable to take a shower or make your bed can be hard at the end of a long moving day. Here are some ideas of what you may like to pack in your “day-of-move” boxes.

· Clean linens for the beds, pillows and blankets

· Clean towels

· Shower curtain, liner and hooks

· Toiletries, hand soap, tooth brush, etc.

· Disposable utensils, cups, napkins, etc

· Rolls of toilet paper

· Snacks and water

· Change of clothes

· Tools for reassembling furniture, installing hardware, and hanging photos

Making your move

· Come up with a game plan with your family, so everyone has a role and a part to play

5 Lessons Home Renovations Can Teach You About Yourself

I could spend ages talking about everything there is to learn from remodeling your house: the best types of tile for a shower floor, little details that you shouldn’t overlook when remodeling, tips and tricks for finishing a project on time — you name it.

But a remodeling project, being a rather noteworthy life experience, can also teach you a lot about yourself. No, I’m not talking about your tastes or preferences (for example, you learn that you love the color blue on your walls or you learn that you really just don’t like remodeling). Rather, it can teach you about some characteristics you never knew you possessed, or at least never had the opportunity to focus on — the good and the bad. 1. You’re more impatient than you thought. Remodeling will — I repeat, will — test your patience. You may even start planning your second project (which you’re considering doing yourself) or looking for houses you think you’d like to flip. Watching your own home transform before your very eyes has been an exciting process, no doubt, and now you’re ready to try your hand at it. Don’t be surprised if at first you just want the process to be over, only to find that you never want it to end.

4. Your relationships can (probably) weather any storm. If the space you’re remodeling is a place that you share with someone else (whether it be your spouse, children or others), it’s likely that you’ll feel a little more stress than if you were just remodeling your own personal space.

Every stress that you feel about the remodel, they probably feel as well. Every worry you have about budgets and schedules and paint colors, they have too. Pour all that stress into a small group of people who live together, and, well … things can get messy.

But when you finally see the light at the end of the tunnel, you realize that all that pressure was worth it, because you and your people have a beautiful new space to use for years to come. It probably took some compromise and communication to get there, but now that you’ve finally made it, you know you’re that much stronger because of it.

Or not. I don’t want to be a Debbie Downer, but what you might discover about yourself is that you can’t collaborate with the person you’re with. Remodeling is like a stress-test on relationships — for good or ill.

5. You’re fearless. I’ll tell you this much: It takes a lot of inner strength to not freak out when you see someone you’ve never met come through your front door with a hammer. Remodeling can make some people stronger. Once you see your home demolished before your very eyes by strangers wielding tools and driving heavy construction equipment, your definition of “scary” changes a little.

Obviously, this isn’t an all-encompassing list, nor is it supposed to mean that you will find yourself relating to every point. You may or may not feel the urge to become an amateur remodeler. You might (understandably) still get freaked out at a stranger coming into your home with a hammer. Remodeling is a personal journey, full of personal discoveries and accomplishments and all that good stuff. Time to De-Clutter? Some Tips for Selling Your Stuff

If you are looking around your home and thinking to yourself that it’s time to de-clutter, the summer months provide an ideal time to hold a garage sale. But if that sounds like too big of an undertaking, there are other options available to you thanks to popular resale sites like eBay and Craigslist. And if even that sounds like too much effort, you might also consider donating lightly used items to charity or sending them off to the dump. Here are some questions to help you decide which method is best for you.

How much stuff do you have?  Are you liquidating your space of large furniture items, a large quantity or quality items, or do you have a small pile of electronics?

If you have yards worth of stuff to get rid of, you definitely want to consider a garage sale. Getting rid of multiple items on Craig’s list can be time consuming, and shipping items sold on eBay can be expensive and eat into your profits. On the other hand, if your items are easily shippable or you have a small enough quantity to take quality photos and post online, then you can save time by using eBay or Craig’s list – and potentially make more money too.

What type of stuff am I getting rid of? Is it worth anything?

 If you have large furniture or unique/valuable pieces it may be worth the time to take some quality photos and try to sell these items on Craigslist first. Generally Craigslist works as “first come, first serve” so be prepared to respond to inquiries quickly. If you have small items that have some value, you may want to consider eBay. You reach a much larger audience through eBay which can result in a greater financial return.

How much time do I have?

Garage/yard sales are by far the most time intensive of your options. If you choose to hold a garage sale, you will likely need to dedicate at least three days for prep, clean-up, and the sale itself. All items should be cleaned up, priced, and neatly displayed for sale. Signage should be prominently placed around your neighborhood. You can also place an ad in your local classifieds or on Craigslist to attract a larger crowd.  

Will your home/community accommodate a Garage Sale?

Garage and yard sales are generally held at a single-family residence. If you live in an apartment or condo, you may want to consider alternatives due to limited public space. You may also want to consider your community traffic. If you live on a quiet street, you may not get enough customers to generate sales. 

Can you enhance a sale by joining with neighbors, friends and family?

Some communities hold an annual neighborhood garage sale, encouraging all neighbors to participate on the same day. This increases your ability to market the event and attract a larger audience.

I’m Ready To Downsize But How Do I Start?

How to Avoid the Most Common Buying/Selling Mistakes

There’s nothing more exciting, rewarding, and fulfilling than buying a home. However, it’s a complex transaction, and there are a number of steps along the path that can confuse, betwixt, and befuddle even the most seasoned buyers and sellers.

How can you avoid those potential pitfalls and common mistakes? Look to your real estate professional for advice and keep these guidelines in mind:

BUYERS:

#1 Review your credit reports ahead of time

Review your credit report a few months before you begin your house hunt, and you’ll have time to ensure the facts are correct, and be able to dispute mistakes before a mortgage lender checks your credit. Get a copy of your credit report from Experian, Equifax, and TransUnion. Why all three? Because, if the scores differ, the bank will typically use the lowest one. Alert the credit bureaus if you see any mistakes, fix any problems you discover, and don’t apply for any new credit until after your home loan closes.

#2 Get pre-approved

Before getting serious about your hunt for a new house, you’ll want to choose a lender and get pre-approved for a mortgage (not just pre-qualified—which is a cursory review of your finances—but pre-approved for a loan of a specific amount). Pre-approval lets sellers know you’re serious. Most importantly, pre-approval will help you determine exactly how much you can comfortably afford to spend.

#3 Know what you want

You and your real estate agent should both be clear about the house you want to buy. Put it in writing. First, make a list of all the features and amenities you really want. Then, number each item and prioritize them. Now, divide the list into must-haves and really-wants. A good place to start is the “HUD Wish List,” which is available online.

#4 Account for hidden costs

In addition to the purchase price of the home, there are additional costs you need to take into consideration, such as closing costs, appraisal fees, and escrow fees. Once you find a prospective home, you’ll want to:

  • Estimate how much it will cost to maintain (gas, electric, utilities, etc.).
  • Determine how much you’ll pay in taxes monthly and/or annually.
  • Learn whether there are any homeowner or development dues associated with the property.

#5 Get an inspection

Buying a home is emotionally charged—which can make it difficult for buyers to see the house for what it truly is. That’s why you need impartial third parties who can help you logically analyze the condition of the property. #6 Evaluate the neighborhood and location

Getting top dollar is the dream of every seller. But it’s essential that you let the market dictate that price, not your emotions or financial situation. Allow your agent to research and prepare a market analysis that factors in the value of similar homes in the area, and trust those results.
