A little goes a long way: a top ten list for making the most of your home improvement

This weekend I spent the greater part of Saturday taking care of the ongoing household to do list and the transformation made a huge impact. There certainly is more to do, as is the nature of home improvement, but having a finite list of things to accomplish and making time to enjoy them made all the hard work worth it! Here is my top ten list of how to make the most of your time when tackling home-improvement projects.

1. Imagine your perfect place. Your home should reflect your personality, the way you spend your time, and fit your needs. If you want a place to entertain, to relax and meditate, to create art, nurture your children, or display your collections, you will want to consider your priorities. Once you have explored the possibilities the next step is to prioritize your to-do list in order to make the most impact.

2. Make a list. Some home project lists could go on and on (and on), so it’s a good idea to write out a list and discuss the details with the members of your household so you know where to start and who is responsible for what.

3. Prioritize. Once you know what needs to be done it’s time to prioritize the list. If there is something timely (like getting gutters before the fall) keep that in mind when prioritizing, but also think about those projects that will bring you the most joy in daily life.

4. Do one project that really makes a difference. I recently finished sprucing up the living and dining rooms with new curtains and new furniture for storage and display. These are the rooms I spend the most time in at home, so the difference is palpable to how I view my home. Now we are ready for a big dinner party which is one of the most important things in our household. From this experience, I realized that small changes and some cleanup can make a huge difference.

5. Keep it reasonable. Make sure your list is reasonable. The goal isn’t to get everything done in one weekend, which typically isn’t feasible anyway. Rather, you want the time you invest in your home to be enjoyable and give you the sense of satisfaction (and motivation to do more).

6. Gather your tools. Nothing will derail a project like not having the right tools. Once you know what you are going to accomplish make sure all your supplies are ready. You’ll be far more efficient if you hit the hardware store, fabric store, gas station, etc. prior to getting started.

7. Work together. Some projects are two-people projects. If you share your household, enlist other members to share the work. Some projects need two people to lift, spot, hand tools, push, pull, etc. If you live alone, have a work party by inviting a friend over to help. You can return the favor if they ever need help with a household project.

8. Enjoy the process. Blast music, take breaks, and step back to reflect on your household improvement. If you need to dedicate a weekend to doing your chores, you may as well still enjoy it!

9. Get the list done. If you’ve taken the time to make your list reasonable you shouldn’t have any trouble completing it. Doing so will reaffirm your sense of accomplishment, so when you look at what was done, you won’t be thinking about what you have to do next.

10. Bask in your success. Focus on the improvement, enjoy your space, and most importantly, use it! If you made your bedroom a sanctuary, light a candle and relax with a good book. If you reconfigured your kitchen for more efficient use, have your own Iron Chef moment and cook a huge meal. Just remember, all your planning and hard work should be enjoyed.

Make the Most of the Home You Have

If you have been in your home for a while you may be restless for change. The great part about having a home of your own is you can make improvements and give your home a chance to evolve over time. You just need to help your home live up to its potential!  Here is a top ten list of improvements that will help you make the most of your home.

Find your home’s purpose. Each home is as unique as its owners, so in order to fully utilize your home, consider how you view your home’s purpose. Some people like to entertain, others find it a calm space in the frenzy of daily life; some nurture their families and others nurture their creativity. Your home’s purpose can be any combination of these and more, but it helps to consider the function of your space in order to ultimately find its purpose.

Assemble a list. A list always helps me figure out where to start or prioritize what is the most important project. Think about what you want to change in your home, inspirations, and preferences. .

Make an “inspiration board”. An “inspiration board” is a great way to visualize your home’s decor. You can create a board online with a tool like Pinterest to organize ideas you love or you can do it the old fashioned way with a board, magazine cutouts, color swatches, and fabric samples. Doing this will allow you to see all the elements you like in one place so that you can then tie it all together into a room you love.

Create a collection. If you have items that you like to collect, think about how to transform that collection into something you can display. If you don’t already have a collection of loved objects think about what this collection would be for you. You can center a room design around your travel souvenirs, old camera collection, figurines, unique plates, or familial objects. Adding to this collection over time can be a great way to keep your spaces new  while maintaining a personal feel to your decor.

Choose a new palate. Shake up your sensibilities and think of a color that will compliment your room while making a statement. It’s easy to fall into the white/beige standby to keep our rooms neutral, but sometimes a color that provides a contrast to your décor will make the room pop.

Repurpose an old piece of furniture. Instead of replacing your furniture give it a facelift. You can have a sofa or chairs reupholstered or make use of a slip cover. Also, Painting and staining can add new life to your wood pieces.

Rearrange. Moving furniture around is another easy way to reinvent your space. Try placing your sofa on an angle to open up your entertaining room or move your lamps to improve lighting. You can also think about moving a piece of furniture into a room to give it new life, like using a unique dresser for a credenza or a chair as a side table.

Make a room of your own. Find some space in your home that is uniquely yours, whether this is the corner of the guest room or an office of your own. It can be very rewarding to have a space that you can organize to fit your personal needs without the worries of others intruding

Find an inspirational object. Have you ever fallen in love with an object that inspired you to want to completely redo a room to accommodate it? Designing a room around an inspiring object can be a great way to create a space that truly embodies your design sensibility.

Find design motivation. Home design evolves over time and can be sustained by finding items that inspire you. Read magazines and books that inspire your interests in architecture, design, art, etc. Or find stores and flea markets that sell pieces that influence your aesthetic. Or bring a camera with you when you’re doing your favorite activities and bring back memories or inspirations. Most of all have fun!

Windermere and Zillow Economists Come Together To Discuss Housing

Earlier this week, nearly 200 Windermere brokers came together at Windermere’s monthly luxury breakfast at Overlake Golf Club in Medina, WA. The featured speakers were Windermere Chief Economist, Matthew Gardner, and Zillow Senior Economist, Skylar Olsen. Matthew interviewed Skylar on a number of topics related to the housing market and economy, including interest rates, inventory levels, Millennials, and where they predict Amazon will open their second headquarters (they both are betting on Austin, TX).

The two economists discussed the overall health of the housing market. Both predict sales to soften a little this year, but still remain strong overall. When asked about interest rates, Skylar stated that she believes they will land just below 5 percent by the end of 2018 and rise to around 6 percent by early 2019. They noted that luxury home prices have slowed a little in certain cities, with the exception of places like Seattle and San Francisco, where the economies and job growth are very strong.

On the opposite end of the spectrum, Matthew and Skylar addressed first time buyers – and more specifically – Millennial home buyers. Both say this generation will play an increasingly important role in the health of the housing market, but their biggest obstacle is saving enough money for a down payment. Skylar stated that more than 25 percent of first time buyers end up borrowing from the “bank of Mom and Dad” in order to be able to afford a home. With rapidly rising prices in many cities across the US, both agree that there probably isn’t much relief in sight in the near term for these buyers.

Spring in your step: smart ways to get rid of the clutter and update your décor

DaffodilsOur bulbs went full bloom at my house a few weeks ago, which prompted the awakening of spring fever: mostly the urge to air out the house and get rid of clutter (again, didn’t we just do this?). In my desire to purge, I have been trying to find the best ways to get rid of things; ­to sell some items in order to reinvest in updated accessories, to support local charities, and just get rid of the junk in the most environmentally-friendly way possible. I am not as methodical as I’d like to be, but I am already seeing a difference with the reduced clutter. Here are some of my tips and favorite resources:

Office

Are you a piler or a stasher? We create stacks in our household, which we have to go through weekly, then move to our respective offices, where they wait (indeterminate lengths of time) to get filed. One of my first steps in clearing out the junk was to deal with the piles of paper. I shredded anything that should be shredded and recycled and filed the rest. If you are supremely organized, I suggest taking this time to note what bills you actually get paper invoices for, and move towards electronic billing.  Also, if you haven’t already, take a moment to stop your junk mail, saving yourself a step in the filing process and reducing some paper use.

I finally went through the stack of magazines piling up next to the bed, tearing out any recipes, articles and ideas I wanted to reference later, and throwing the rest away.  If you are looking for an electronic alternative to the magazine clutter, read your magazines online and save your favorite articles with a social bookmarking tool such as delicious.com to easily search your saved files with your own key words.

If there is a bookcase in our house, it will be filled so, instead of investing in ANOTHER bookshelf, I decided to make space for all the books I will likely buy this year by getting rid of books I probably won’t read. We will be reselling some books to amazon.com while others will either go to the local used bookstore for store credit or be donated to a local charity.

You can also gain a lot of space by going through your media. If you still have DVDs and CDs, inventory them and decide if you can move to a digital archive. It may take some time, but downloading and backing up your media could make you more organized in the long run and eliminate unnecessary clutter. Get rid of the disks once these have been backed up, reclaiming that shelf space.

As more and more of our lives are kept in digital files, it is important to take precautions to protect our files as well as the hardware that stores them. If you store important documents, family photos, media, or other items on your hard drive, make sure you have a backup plan. Learn more about digital storage options so if anything happens to your hardware you don’t lose everything.

Garage/ Basement

Whenever I go to the hardware store, I must suffer from temporary memory loss; what else would explain the multiples we acquire? This year we are doing an audit. If we have enough stuff to justify it, we will do a garage sale, but most likely we will sell what we can on craigslist or eBay and give away the rest on freecycle.org. These are all great options for ridding yourself of unwanted, outdated and duplicate items. We also have a pile of electronics to get rid of: an old microwave, tv, toaster oven, printers, juicer, etc. We don’t want to dump these if they can be recycled. We are looking into e-cycle options in our area, including local Windermere offices holding e-cycle events regularly, which also benefit the Foundation.

The same rules apply to our excess storage.

As you de-clutter and reorganize, make updates to your home inventory list. Spring is a great time to make sure your list of household items is up-to-date for insurance purposes. It is also a good time to check on your major appliances to determine if your furnace/water tank/septic or other major systems need to be serviced.

Closets

As the seasons change, it is a good idea to go through your clothes in order to renew and refresh your wardrobe. If you have items that can be updated with a few alterations, make a plan to spend some time with your tailor. Otherwise, look critically at the clothes you have. If you didn’t wear it in the last year and it cannot be altered to work with the rest of your wardrobe, consider donating it to Goodwill or your preferred charity. Throw any soiled or damaged clothes away.  Spring is also a great time to get rid of any old linens and towels that have seen better days.

Furniture

You will likely be surprised by how light your load is once you have really gotten into the de-cluttering process. If you have furniture you don’t use or that doesn’t fit with your décor, consider your options. You may be able to repurpose your furniturefor more efficient use, such as a console table as a landing strip next to the door, an armoire for playroom storage, or even old doors as a headboard. Or you may breathe new life into your furniture by painting or re-staining. If you can’t repurpose, why not recycle? You can donate your furniture, sell it on craigslist or give it away on freecycle.org. Getting rid of excess furniture can revitalize a room almost as much as buying new furniture.

Spring Forward

Once you have cleared the clutter and made way for a fresh perspective, figure out what will help keep the clutter at bay, and add design elements that inspire you. Decorative baskets keep magazines in order; decorative vases with flowers add natural elements help keep the indoors fresh; and new lighting or a new paint color can brighten up a room in an instant. Subtle updates in your rooms can make all the difference once the clutter is gone.

Take it outside!

BBQApronDust off your grill and get ready, it is the kick-off to barbecue season! Hopefully your summer is on its way to a good start and the weather is cooperating. The 4th of July always feels like the official start to the summer for me (perhaps because Seattle doesn’t usually get too sunny and warm until after the holiday). Now that the sun is shining and the air is warm it is time to spend more time outside.

Extending your living space to the outdoors is nice for relaxing and entertaining. Here are some quick ideas to make your backyard patio more comfortable all summer long.

Grounds

Take a look at your surroundings and make some little changes that will make your outdoor time more enjoyable. Some easy updates for your backyard can be functional, like setting your sprinkler on a timer, so technology can water your yard and you can spend more time relaxing. Or find aesthetically pleasing replacements for necessary items like your hose storage. Other improvement can help transform your space into a sanctuary, like planting flowers to attract hummingbirds and butterflies.

Furniture

The best outdoor furniture looks nice, feels comfortable, withstands the elements and is easy to store once the weather turns. You should consider how you plan to use your space: for lounging and reading a book, playing with the kids, entertaining, or all of the above. Treat outdoor spaces as an extension of your living room or dining room. Pick items that reflect your taste and serve your needs. If you grill a lot, extend your kitchen prep outside with tools and a surface ready at a moment’s notice. Or find a neat bar cart to have drinks accessible for your parties.

Lighting

Make sure you can enjoy your space after the sun goes down with the right lighting solutions. Candles are nice, but they can be a hazard if someone knocks them over or you forget them after you go indoors. Consider the mood you want to set and what you need to adequately light pathways and stairs. There are many options ranging from homemade to high-end and solarto electric.

Entertaining

Keep your entertaining supplies ready for impromptu gatherings with outdoor furniture that doubles as storage space. That way you don’t have to go searching for plastic table wear every time. Same goes with outdoor toys and games; use a closed plastic bin to store croquette sets, inflatable pool mats, and other fun gear. Another fun idea is setting up your own outdoor theater for late night showings and double features.

How to Decorate a Rental

Abiding by rental rules is important, but so is style and making a house feel more like a home. Thus, we’ve put together a little list for you to help personalize your home, while still insuring you get your security deposit back by the end of it.

Storage – Let’s be honest, rentals often lack sufficient storage place, and since custom cabinetry isn’t usually an option for renters, investing in some added storage is key. Add some simple shelves, bookshelves, baskets, or under the bed storage.

Blinds – Vertical blinds may be the ultimate decorating sin. No one likes feeling as if they’re living in a motel room. We suggest you either take them down or hide them under curtains. Just don’t throw them out or you may not get your security deposit back!

Accessorize – Pillows, throws, candles, books, light fixtures… the only way to get a truly genuine space. This is by far the easiest and a MUST.

Wall Art – Those pesky holes might keep you from hanging art or photos on your walls, but when it comes down to it, they’ll only take a few minutes to patch up when it comes time to move out. This doesn’t mean you have to hang an entire art gallery, but hanging one statement piece and placing the rest of the photos on a mantel or shelf should do the trick.

Rugs – Last but not least, rugs: the peanut butter to your rental jelly. If there are scratched hardwood floors or stained carpets, you can cover those up easily with a throw rug. Not only that, a rug is a great investment piece that will add your personal flavor to any space. And they absorb noise and make a room feel comfy.

Practical Resolutions: Making Your House a Home

Your home is a reflection of your tastes, your lifestyle and your ambition, and many of us are regularly transforming our homes one way or another to fit our adjusting needs. Whether it is refreshing a room to fit your style, reorganizing a closet to accommodate the holiday excess, going green to save the planet and a couple of bucks or a complete renovation of your kitchen- homes take maintenance. Some projects come about on a whim, but if you have any plans to make your nest nestier here are some ideas for not getting too overwhelmed by the process- no matter how large or small the changes you want to make:

Get Organized: Whether it is your closetsbookspantry or your entire basement identifying the problem is the first step. Once you know where to focus your energy think about the purpose your space should fulfill, what you want it to look like and how you can keep it organized for the long-term. Sometimes getting organized is a matter of doing a little bit every day, or it is finding the right storage solution. Once you know what the problem is you can identify your steps, timeline and budget. Ultimately, getting rid of the clutter and holding onto items you love the most and use will keep your spaces easy to manage year round.

Do a little every day: Everyone has a different method to managing home madness; some have a weekly cleaning routine, some focus room by room others pile everything in the closet until they have to deal with it. If you have a goal of getting rid of old possessions and clutter, remodeling your home office or keeping your home cleaner spend five to thirty minutes a day working to achieve your goal. Here is a good idea for keeping your home clean by doing a little every day, rather than spending your weekend playing catch up.

Beautification/ Gardening: This year my big goal is to finally start our edible garden, but I have been overwhelmed by all the steps- from finding the right containers for the garden, deciding what to plant, when to start the starts, etc. Each region has different gardening challenges; the plants that thrive in Seattle are different than Spokane or San Diego so if you are planning on a garden make sure you familiarize yourself with local resources that will give you advice specific to your area. If you have any landscaping projects, keep in mind advance planning is paramount to making this affordable, timely and sustainable. If you are planning on putting your house on the market eventually, make beautification a priority and plan your exterior in a way that will increase the curb appeal of your home in the future.

Home Improvement Projects: If you have an ongoing list of home improvement projects, make sure you have the right tools in your toolbox and prioritize and plan. You don’t want to spend every weekend working on dripping faucets so create a routine. When looking at the year ahead, think about seasonality of the projects. It is important to know when to ask for help from a professional in order to have repairs done right in the first place to avoid putting yourself at risk or the safety of your home.

Go Green: If your resolution this year is to save money and the planet by reducing your carbon footprint there are projects you can do large and small. Start with an energy audit, that way you know where your energy is actually being used- you may be surprised. Easy fixes start with replacing light bulbs with CFLs and buying energy cords that limit vampire appliances to use energy when they aren’t in use. Renovations: Whether you are doing the renovations yourself or working with a contractor, projects of scale are never easy. Make sure you plan for the inconvenience of going without a kitchen as well as the details of putting your new kitchen in place. The Harsh Realities of Renovation

A brief update on our progress thus far and a few reflections on buying a Seattle fixer:

Lows:

The amount of Ibuprofen.  The reality is renovations take a lot of hard, back-breaking work.  Our home was built in the early 1940s and the walls are mostly plaster which is pretty difficult to work with (demo, drill, repair, etc.)  We are saving a lot of money by doing the work ourselves but it makes sense why people sometimes choose to hire this work out.

Time runs out quickly.  Every day we have a plan for the renovations and we complete about 70% of those goals.  You see the progress you’re making but you battle the feeling that you’re not getting anywhere.

Dirty all the time.  We are caked in caulk and grout.  Our house is dusty and disorganized (and we haven’t even moved in!)

Nothing is free.  It cost $120 to get rid of the 2,000lbs of house debris and lawn gnomes. Plaster is heavy.  Gnomes are heavier.

Highs:

Getting exactly what we want.  From fixtures to grout color, this bathroom is 100% what we envisioned.  It’s also a small step up from the linoleum, orange formica countertop and stained glass bear window. (#savethebear)

Quality of output.  My father and I hand-polished every single hexagon tile on our floor after we spread the grout last night.  When it’s your home and you’re the one putting in the work, you take the time to do it right.

Bonding with the people you’re working alongside.  I learned that my dad was drafted into the Vietnam war while he was dating my mom but the request was recalled as the war dwindled.  I watched my wife balance our baby on her hip while putting her whole weight into every piece of laid tile.  The four of us have spent at least 40 hours together in that tiny bathroom and we’re closer because of it.

Sellers: Making the Most of your First Impressions

FrontEntranceAs the old saying goes, you only have one chance to make a first impression. If you’re selling your home, it’s true, except that there are several impressions to be made, and each one might have its own effect on the unique tastes of a prospective buyer. I’ve worked with scores of buyers, witnessed hundreds of showings, and I can summarize that experience down this: a tidy and well maintained home, priced right, listed with professional photographs, enhanced curb appeal and onsite visual appeal will sell fastest. We all know first impressions are very important, but the lasting impressions are the ones that sell your home. It’s not easy, but if you can detach a little and look at your home from a buyer’s perspective, the answers to selling it quickly may become obvious to you.

The very first impression your home will make is through its web presence, whether on Windermere.com, the MLS, Craigslist or any multitude of websites. Fair or not, the price is typically the very first thing people look at, and it will be the measurement by which your home is judged. You can always adjust to the right price later, but the impact is lost. It will take something dramatic to get a buyer to reassess the way they feel about the value of your home.

Closely following price are the listing photos. According to this recent article in the Wall Street Journal, professional photos will not only impact your first impressions, it may also make a difference in the final selling price. Great photos might even overcome those initial price objections. Does the exterior photo capture your home at its hi-res best? Does the accompanying text enhance or distract? Online, your home has only a few seconds to capture the home buyer’s attention. If it doesn’t, they’ll click the “Back” button and resume their search. The goal is to have buyers excitedly calling their agents to arrange a showing.

Another old saying is “Location, location, location,” and sure enough, the first live impression of your home is the location. Forget this one; you can’t move your home. There’s not much you can do about location, right? Actually, there is one thing you can do: price it right from the start.

Let’s move on to the first time a buyer sees your home as they pull to the curb out front. Go stand out at the curb and look at it the way you would if you were shopping for a home. Sometimes, a couple hours of labor and $100 worth of beauty bark can be worth thousands in the sales price. I’ve had buyers choose not to get out of the car when we pulled up to a home that they had once been excited to see.

Likewise, I’ve had buyers say they’ve seen enough simply by peaking into the front door. The nose trumps the eyes when it comes to the first impression when entering the house. Buyers get more caught up in the details. Once the home shopper is inside, it’s easy for them to get distracted and focus on something that seems to have nothing to do with the structure they will be buying, from a dirty dish in the sink to a teenager’s bedroom that’s been decorated in posters and/or melodrama. Do everything you can to set a positive lasting impression. The buyer may look at dozens of homes. What is your strategy to convince them to make an offer on yours?
